Methodology
EstimateAhead produces planning estimates, not contractor quotes. This page explains exactly how the bathroom remodel calculator turns your answers into a low, likely and high planning range. The low, likely and high figures are calculated side by side using the same steps.
Overview
- Each item you select is priced from a national installed cost band, and your finish level picks a point within that band.
- Flooring is priced on the exposed floor area of your room type. Extra wall tile uses a preset area.
- Each item is adjusted for your state using its labor share, a state labor factor built from trade wages, and a state materials factor built from regional prices.
- Demolition and a small fixtures and hardware allowance are added based on project scope.
- A permit allowance is added when plumbing, electrical or layout work is planned.
- A general contractor allowance of 10%, 15% or 20% is added when a contractor manages the job.
- A contingency based on scope is applied to the work and contractor allowance. It rises by 3 percentage points when hidden issues are suspected, and by 7 when problems are already known.
- Totals are rounded to the nearest $100.
National component cost bands
Every item the calculator can price has a national installed cost band with a low, mid and high value, covering both materials and installation labor. Bands are calibrated against published consumer installed cost guides; see data sources. Most items are priced per project; flooring and wall tile are priced per square foot. Each item also carries a labor share, the portion of its installed cost that is labor, which controls how strongly it responds to state wage levels.

Finish level mapping
Your finish level decides which point in each cost band is used for the low, likely and high figures. It applies to every item except the permit allowance.
| Finish level | Low figure | Likely figure | High figure |
|---|---|---|---|
| Budget | Low | Halfway between low and mid | Mid |
| Standard | Halfway between low and mid | Mid | Halfway between mid and high |
| Premium | Mid | Halfway between mid and high | High |
Quantities
Flooring is priced on exposed floor area: room size multiplied by 85% for a powder room, 75% for a full bathroom and 70% for a primary bathroom, which allows for the tub, shower, vanity and toilet. If you do not know the room size, typical sizes of 30, 80 and 120 sq ft are used. Extra wall tile outside the shower or tub uses preset areas of 15, 40 or 100 sq ft; tile inside the shower or tub surround is already part of the wet area price.
State labor factor
A state labor index compares state median wages with national medians for the trades involved in bathroom work, weighted plumbers 30%, tile setters 20%, electricians 15%, carpenters 15%, construction laborers 20%. Where state data for tile setters is unavailable (Alaska, Delaware, Wyoming), the remaining weights are rescaled rather than estimating a tile wage.
To see the combined effect of the state factors, compare the same remodel across all 50 states.
Labor factor = 0.85 × state labor index + 0.15 × (state price parity ÷ 100), limited to a range of 0.75 to 1.45
Regional price adjustment
Materials vary much less between states than labor. The materials factor moves a quarter of the way toward the state's regional price level and is limited to within 5% of the national figure.
Materials factor = 1 + 0.25 × ((state price parity ÷ 100) − 1), limited to a range of 0.95 to 1.05
State adjusted item cost = national cost × (labor share × labor factor + (1 − labor share) × materials factor)
Scope allowances
Each project scope adds its own demolition and incidental hardware allowances, whether or not you replace a particular item. They are state-adjusted. Incidental hardware means smaller items such as mirrors, towel bars, tissue holders, hooks and miscellaneous installation supplies. It does not intentionally cover the sink, faucet, toilet, shower enclosure, exhaust fan or flooring selected elsewhere.
Important scope limitation: Published installed-price guides do not consistently specify whether old-item removal, routine plumbing reconnection, waterproofing, glass doors, waste disposal or contractor overhead are bundled. Some quotes may include these tasks in a fixture price, while our model adds a separate project-wide allowance. The model does not automatically deduct bundled work; where a contractor quote already includes a task, compare like-for-like rather than adding that task twice. A priced plumbing adjustment should represent new work beyond ordinary same-location reconnection.
Permit allowance
When you select plumbing adjustments, electrical work or a layout change, the model adds a permit allowance of $100, $500 and $1,000 to the low, likely and high figures. It does not adjust those amounts by finish or state. This is not a permit determination: wet-area replacements or other work may require permits even if those selections do not trigger the allowance, and actual local fees can differ.
Project management allowance
If a general contractor manages the project, an allowance of 10% / 15% / 20% of the work is added for the low, likely and high figures. If you coordinate the trades yourself, that allowance is not added. All component prices still include professional installation labor. The model does not estimate the value of DIY labor, and some published installed prices may already contain contractor overhead; compare quote scopes carefully before applying an extra markup.
Contingency
Contingency covers surprises found once work begins. It is applied to the priced work plus any project management allowance, but not to the permit allowance.
| Scope | Low | Likely | High |
|---|---|---|---|
| Cosmetic refresh | 3% | 5% | 8% |
| Partial remodel | 5% | 8% | 12% |
| Full remodel, same layout | 7% | 10% | 15% |
| Gut remodel or new layout | 10% | 15% | 22% |
If hidden issues are suspected, 3 percentage points are added to each rate. If there is known water damage, rot or other problems, 7 points are added. Contingency does not price repairs themselves.
Rounding
Low, likely and high totals are rounded to the nearest $100. Lines in the cost breakdown are rounded separately, so they may not add exactly to the rounded total. Savings comparisons recalculate the whole estimate with one answer changed and compare the rounded likely figures.
Limitations
- Adjustments are made at state level. Prices in a specific city or ZIP code may be higher or lower.
- The calculator cannot see your home. Hidden damage, structural issues and access problems can change the final cost.
- Structural repairs, major concealed water damage, mold remediation, asbestos/lead abatement, unusual access conditions, slab trenching, accessibility modifications and custom glass beyond standard enclosures are not priced individually.
- Some external installed-price benchmarks already bundle demolition, routine hookups, cleanup or overhead. Allowances may overlap until a local quote confirms which tasks are included.
- Plumbing, electrical and layout selections control the automatic permit allowance. Additional permits may be required for other work depending on local rules.
- Layout allowances are for planning only and are not structural quotes.
- Specific products, brands and contractor pricing vary. Use contractor quotes for final pricing.
Update schedule
Component cost bands are reviewed about twice a year. State wage and price data is refreshed annually as new public releases become available. The model version and last updated date above change whenever the model changes.
